Selling Your Home for €300,000? Here’s What Really Matters in the End

The selling price isn't necessarily the amount of money you'll actually walk away with. And two homeowners selling their properties for exactly the same price can end up with very different financial outcomes.

“I've Been Offered €300,000. I Think I'm Going to Accept.”

It seems we already know the most important figure in the transaction.

€300,000.

But there is another figure we still need to calculate:

How Much Money Will You Actually Walk Away With Once Everything Is Finalised?

Because the asking price, the final agreed selling price and the actual financial outcome of the sale are three very different things.

And before accepting an offer, it is essential to understand the last one.

€300,000 Doesn't Mean the Same Thing for Everyone

Before we start calculating, we need to understand your personal circumstances and the property itself.

Is this your main residence or a second home?

Are you over 65?

Where are you considered a tax resident?

How much did you originally pay for the property?

Have you carried out any improvements or investments that may qualify for tax purposes?

Do you still have an outstanding mortgage?

Are you planning to buy another main residence?

Your answers could make a considerable difference to the final amount you receive.

For example, capital gains arising from the sale of a main residence by someone over the age of 65 may be exempt from Spanish Personal Income Tax (IRPF), provided the relevant legal requirements are met. Spanish Tax Agency: 2025 Income Tax Guide for People Over 65

Certain capital gains tax exemptions may also apply when the proceeds from selling a main residence are reinvested in another qualifying main residence. Spanish Tax Agency: Housing and Other Property

And if the seller is not a tax resident in Spain, the transaction falls under the Spanish Non-Resident Income Tax regime (IRNR), which has its own specific rules and obligations. Spanish Tax Agency: Non-Resident Income Tax

The Right Question Isn't Just “How Much Can I Sell My Property For?”

It's “What Are My Personal Circumstances, and What Will the Sale Actually Mean for Me Financially?”

The Highest Offer Isn't Always the Best Offer

Imagine receiving two offers for your property:

Offer A: €300,000

Offer B: €295,000

The obvious choice seems clear.

Until we start asking the right questions.

Does the buyer need a mortgage? Has their financing already been approved? How much are they prepared to pay as a deposit under the arras agreement? When can they complete the purchase before a notary? Is their purchase dependent on selling another property? Can they provide proof of financial solvency?

An offer is about much more than the price.

It's Also About the Conditions and the Realistic Likelihood of Completing the Sale.

That's why, at SalyMar®, we don't simply pass on an offer and leave you to decide.

We assess the buyer's financial position and the feasibility of the transaction before presenting the offer to you.

We carefully analyse and negotiate every aspect of the sale.

And effective negotiation can achieve a better selling price or more favourable conditions, potentially generating financial benefits that offset part, or even all, of the estate agency fees.

Two Calculations You Should Never Confuse

One is how much money you will actually have available after selling your property.

For example, if you still have €70,000 outstanding on your mortgage, that amount will affect how much money you ultimately walk away with.

The other is your capital gain for tax purposes.

As a general rule, this is calculated by comparing the property's acquisition value with its disposal value, taking into account the adjustments, expenses and deductions permitted under Spanish tax legislation. Spanish Tax Agency

That is why:

Selling price − Outstanding mortgage

is not the same as:

Taxable capital gain.

They are two completely different calculations.

What About Estate Agency Fees?

These must also be properly included in your calculations.

When estate agency fees are paid by the seller and meet the legal requirements to qualify as expenses directly associated with the sale, they can reduce the disposal value used to calculate the capital gain for tax purposes.

In simple terms, this means they may reduce the capital gain on which the relevant tax is calculated.

It does not mean that the Spanish Tax Agency pays your estate agent's fees.

It means that the true tax implications of a property sale should never be calculated without considering eligible deductible expenses.

This is why it is important to keep all invoices and supporting documentation, particularly when working with properly registered estate agencies.

Before Putting Your Property on the Market, Work Backwards

Instead of starting with:

“I want to sell my property for €300,000.”

Start by asking yourself:

“What Do I Actually Want to Achieve from This Sale?”

Buy another home.

Pay off an outstanding mortgage.

Move to another country.

Reinvest the proceeds.

Walk away with a specific amount of money.

Each objective may require a different selling strategy.

And understanding your goals before listing your property allows us to establish a much more realistic asking price and negotiation strategy.

SalyMar's Advice

Before accepting an offer, consider four essential factors:

The price. The conditions. The costs. And your tax situation.

Don't wait until you've found a buyer to start thinking about them.

Understanding your financial position and the possible outcomes in advance puts you in a much stronger position to negotiate with confidence.

Don't Sell Your Property Thinking Only About How Much Someone Is Offering.

Sell with a clear understanding of what you want to achieve when you hand over the keys — and whether that goal is actually realistic. Because what you would like to receive and what the market is genuinely willing to pay are two very different things.

We would rather lose a potential client than earn your trust through an unrealistic valuation.

We want to sell your property for the best price the market can realistically offer, with a strategy designed to protect its value and complete transparency from day one.

Transparency Note: The tax implications of a property sale depend on the owner's personal circumstances, tax residency, the property's characteristics and how it has been used, among other factors.
